Coconut Grove Waterfront Condos For Sale
Coconut Grove waterfront condos for sale are residences in buildings on Biscayne Bay or facing it, from a private island to the towers along South Bayshore Drive. A waterfront condo here puts a bayfront park, a city marina and the water itself into your day. But the word “waterfront” covers very different things, and a listing does not always say which one you are buying.

Why buyers choose the water in Coconut Grove
Peacock Park is a public waterfront park of 9.4 acres on Biscayne Bay, with the Coconut Grove Sailing Club as its neighbor. Dinner Key Marina, run by the City of Miami, has 587 wet slips. You do not have to own a boat to enjoy all this: the park has a playground and basketball courts, and the Sailing Club, founded in 1946, teaches children and adults to sail.
At Vita on Grove Isle, the amenities include 24-hour security, a pool by the bay and courts for pickleball and padel. A listing, though, can promise the view without the access.
What “waterfront” actually means for a condo
Waterfront can mean three different things.
- The building stands on the shore.
- The property itself touches the bay, with the water at the edge of the lot or the grounds.
- Your unit looks at the water.
- A building a block or a road away from the shore can still give you a bay view from the right floor and the right side. The view belongs to the unit, not to the building.
- You can use the water.
- Swimming, kayaking, a boat at a dock or a slip are separate matters. A pool with a bay view is not access to the bay, and an amenity list is not a right of use.
In the Miami Realtors residential input form, Waterfront, Water Access and View are separate fields, and the form does not define any of them. A listing may use the same word for all three. If a listing ever left you wondering whether “bayfront” meant the building or the view, this is why. So which buildings in the feed give you the first kind?
Island, bayfront tower or bay view: how the buildings differ
Few of them, and the island is the clearest case.
Island. Vita at Grove Isle sits on Grove Isle, a private island off Coconut Grove reached by a private bridge. The island covers about 20 acres. Vita has 65 residences, including 12 penthouses, in three connected buildings of seven stories. It was completed in 2025, and residences start from $8.5 million. The older Grove Isle towers, built between 1979 and 1981, share the island.
Bayshore Drive towers. The other buildings stand along South Bayshore Drive, and the water differs from one to the next. Grovenor House and Grove at Grand Bay are across the road from city waterfront land. Mr. C Residences is across the street from Regatta Park and Dinner Key Marina. Park Grove has city parkland between the building and the bay. Four Seasons Private Residences at 2699 South Bayshore Drive will have 20 stories and 70 residences, with a mid-2028 target; it is billed as “front row of Biscayne Bay”. The view depends on the floor and the side of the building, and a buyer’s agent can go through the buildings one by one.
| Building | Built / status | Residences | Water | Who it suits |

New construction or a finished building
A finished building gives you the view in person: you can stand in the unit, hear the street, check the light at the hour you will use the room, and move in now. A new-construction condo gives you the widest choice of floor, line and layout at an early stage. If you want to live by the water this year, I point to finished buildings. If you can wait, new construction is where the first pick of floors and lines is.
Who a waterfront condo in Coconut Grove suits
A waterfront condo suits a buyer who wants the bay as part of the day: Peacock Park, the Sailing Club and the marina are all part of the neighborhood.
A boat at your own door is what homes with a boat dock are for. A private lot and a garden by the water come with waterfront homes. And if the water is a bonus rather than the point, condos across the neighborhood widen the choice. A listing gives you the price, the rooms and the area; the rest you have to ask for.
Before you decide
What decides the purchase is not in the listing photo: whether the view belongs to the unit or only to the building, what the monthly fee covers, how old the building is. Once you have a unit in mind, someone has to check all three, and that is the work to hand over.
