New Construction Homes For Sale in Miami Beach

New construction homes for sale in Miami Beach are single-family homes of this decade, each on a lot of its own, planned around the city’s current flood line and the county’s hurricane code. One buyer wants the keys to a finished home and a move the week after closing. Another wants a home whose walls are still bare, so the finish is chosen by the person who will live there. The search runs across the streets of North Beach, Mid-Beach and the bay islands, and across those two stages of a home.

Save this search, and each newly built Miami Beach house comes to you as soon as it is listed, so you stop searching sites. You hear of the one ready for your move before others do.

New Construction Homes for Sale in Miami Beach: Built This Decade or Still Rising

A new construction home in Miami Beach is one of three things. It is a home finished in 2020 or later, a builder’s spec home that is complete or still under construction, or a custom home built for its owner on a lot of their own. The first two are what reaches the listings. The third starts with a lot and a design team, a separate search from the one on this page. In the city’s historic districts, taking down an older house to build anew goes to a public hearing, so there a new home starts later than on other streets.

A spec home is built by a developer for a buyer who is still unknown. While it is still rising, its plan is set, but parts of the finish may still be open.

Older homes, and when one built before 1966 may grow, are the subject of Miami Beach homes for sale, and a residence in a new tower is a separate search, among new construction condos in Miami Beach.

A Floor Set at Today’s Flood Line

A new home in Miami Beach is built to today’s flood rules, while an older home on the same street may sit below them. The city set its Base Flood Elevation at 8.0 feet NGVD for the whole city. For you, that line is the reference point every new floor is measured against.

An older home does not have to meet that line until a large project or damage forces it. Once the work or the damage passes 50% of the building’s market value, its lowest floor must be raised to the current requirement. If a home was built under the current rules, its floor was set to that line from the start, and this raise is not waiting in its future.

The proof is a document. For new homes, the city collects a FEMA Elevation Certificate, prepared by a professional land surveyor for the builder or developer. It records where the home actually sits against the flood line, and that height is what the flood policy is priced from. I request the certificate from the builder together with the listing papers, so the yearly cost of the policy is known before your offer.

Insurance follows the FEMA flood maps: in their Special Flood Hazard Area, flood insurance is required for a federally backed mortgage and is recommended for every property.

Wind is the second rule. Miami-Dade is a High Velocity Hurricane Zone under the Florida Building Code, the strong provisions adopted after Hurricane Andrew. In this zone, windows and doors need added protection from wind-borne debris. A home built this decade was permitted under these provisions, which spares you the question of what an older home’s openings were built to withstand.

From Biscayne Point to the Bay Islands

New homes in Miami Beach rise in three parts of the city: the streets of North Beach, the blocks of Mid-Beach, and the islands of Biscayne Bay.

When the Finish Is Still Open

A finished new home gives you the keys and a move without renovation, while a home still under construction gives you a say in how it is finished. The first suits you if you have a date to move. The second suits you if you want the kitchen, the floors and the baths to be your own choice.

With a finished home, what you see is what you buy. A walk through the rooms, out to the yard and in the afternoon light shows the home as it is.

With a home still rising, you buy a plan and a builder’s promise. The earlier the offer, the easier it is to change a layout detail or a finish before it is installed. I follow which spec homes in the city are still at a stage where the finish is open.

With a home under construction, the contract is what holds the finishes and layout changes still open to you, their cost and the date the home is to be complete. A change agreed only in conversation is hard to hold the builder to at handover, so I make sure each change we settle with the builder is written into the contract before you sign.

Priced Apart on One Street

On one street in Miami Beach, a larger new home can sell for less than a smaller one, so a new home here is weighed by its lot before its floor plan. On North Meridian Avenue, two new homes closed in May and June 2026: the home of 4,300 square feet sold for $9,380,000, and the home of 5,214 square feet, close to a thousand square feet larger, for $9,200,000.

City rules tie the size of a new home to its lot: in single-family districts, a home can be no larger than half of its lot area. So when a builder uses the full allowance, the floor area follows the lot, and where a larger home sold for less, the difference lies in the lot itself: its width, its depth, its light and what lies next to it.

Behind the New Finish

Two new homes can share the same marble look and the same open plan, and still differ in what sits behind the walls.

A finish is easy to read: stone, wood, fixtures and appliances have names and grades. The quality of the work behind them is harder to see. The code sets a minimum for structure, wind and flood. It does not grade how carefully the tile was laid, how the roof meets the walls, or how the windows were sealed into their openings.

The care of the work is left to the builder, and it shows years after the move rather than at the walk-through. The builder’s list of materials, the warranty on each part of the home and an inspection on your side close that gap. Before an offer, I gather the materials list and the warranty terms from the builder, so the inspection starts from what was promised.

Which New Home Earns a Walk-Through?

Send me the new homes you are weighing in Miami Beach, or tell me how you want to live and when you want to move. I will reply the same day by email, on WhatsApp or by phone at +1 305-874-9500, so we can discuss which of them deserve a walk-through. Tell me whether you want a finished home to move into, or a home still rising that you can finish your way.

I’m Ory Pelyo, a licensed Broker Associate with more than ten years in Miami real estate. I keep track of the streets in North Beach, Mid-Beach and on the islands where new homes are going up, and of the spec homes where the finish is still open. I also know how neighboring new homes on one street were priced, so the list you get holds only the homes worth a visit.

From there I set up the showings and stay with the deal until you hold the keys. You have one point of contact from the first home on your list to the day you move in.

New Construction Homes in Miami Beach FAQ

Where can I find new construction homes for sale in Miami Beach, Florida?

In Miami Beach, new homes stand from the residential streets of North Beach to the Venetian and Sunset Islands in the bay. The listings above end at the city line, so new homes elsewhere in Miami are not part of them.

For a new home, the city’s median gives no clear answer: it mixes older houses with new ones. The measure is other new homes, and before an offer I set a home still rising beside the finished ones.

There is no single typical figure for a new home in Miami Beach, and besides the lot, the stage of the home moves the price. A finished home is priced with every finish in place, while a home still rising leaves part of the finish, and so part of its final cost, to your choices.
