Brickell Homes for Sale
Brickell’s houses begin where its towers stop, on quiet streets called Roads, where the evening belongs to a garden, a pool and the old trees over the street. Here, Brickell homes for sale owe more of their value to the lot than to the house that stands on it. So the lot is what to weigh first.

Brickell Homes for Sale South of the Towers
Brickell’s houses stand outside the 33131 ZIP code, which holds no single-family parcel.
Three recorded plats in the 33129 ZIP code carry the district’s name: Brickell Estates, Brickell Hammock and Brickell’s Flagler. Together they hold 762 houses. Most of them, 532, line the numbered Roads. The others face South Miami Avenue, Brickell Avenue and the numbered avenues that cross the Roads.
These plats are where a house hunter finds both: the district close and a garden to come home to. A house here stands on a residential street, a short way from the towers, and its lot decides the room it has for a yard and a pool. The homes for sale in Brickell, Miami, give what no tower can offer: land that belongs to you alone.
Some buyers come to the district for things other than land. If a view and a lobby matter more than a garden, the towers answer with Brickell condos for sale. A townhouse stands between the two, with less ground to keep, and the search for one runs through townhomes in Brickell. For a buyer weighing a house against a townhouse and a condo, the Brickell real estate market sets all the types side by side.
Lot Size and Land Value on Brickell’s House Streets
In the three plats that carry the Brickell name, the land is four fifths of a typical house’s appraised value.
The plats differ in that ground. The median lot is 7,500 square feet in Brickell Estates and 7,452 in Brickell Hammock. In Brickell’s Flagler, the median lot is 13,125 square feet, which leaves a typical house there the most room for a garden of the three plats.
Brickell Avenue holds the largest lots of all, and 18 of the houses in the 33129 ZIP code have an avenue address. Their lots run from 9,000 to 182,400 square feet. On the avenue, the median lot is 18,000 square feet, more than twice a typical lot on the Roads. The avenue’s houses date from 1920 to 2025, and the same address can mean an early estate or a new house.
Along South Miami Avenue, the houses of the three plats have a median lot of 12,938 square feet. So when a client wants a large lot, I begin with Brickell Avenue and South Miami Avenue and then go street by street through the Roads.
Older and Newer Brickell Houses and What They Sold For in 2026
Of the 762 houses in the three plats, 664 were built before 1960. Only 47 date from 2000 or later.
Recent sales put a price on the houses of these plats. Between May and July 2026, at least a dozen of them changed hands.
At the lower end, $1,250,000 bought a 1925 house on SW 26th Road. The highest, $4,275,000, was paid in July for a 1981 house on South Miami Avenue. In May, a 1940 house on SW 27th Road sold for $3,820,000. Its lot of 21,150 square feet stands out more than the house.
A new house changes the scale. In August 2026, one sold on South Miami Avenue for $7,675,000. Completed in 2025, it stands in the Holleman Park plat, outside the three plats, and is not one of the dozen. Its lot, 7,315 square feet, is smaller than the median lot in Brickell Estates and close in size to the lot of the SW 26th Road house from 1925.
The choice on these streets, then, is an older house to live in, renovate or replace, or a finished new one at the price level of that August sale. If you already lean towards one of the two, that is where our conversation can start.
Owning a Brickell House Built Before 1960
A Brickell house from the 1930s or 1940s gives its owner a mature garden, a street of old trees and room around the house. The house itself shows its age in how much of it has been replaced over the decades.
That shapes the plan after the keys. A house that has been brought up to date can be lived in from the first day. One that has not needs work before the move, and that work sets both the cost and the move-in date.
The cost of owning an older house belongs in the comparison as much as its price. When clients weigh two older houses, the insurance broker I partner with joins the search, and the cost of insuring each one enters the decision from the start.
I set each house on a client’s list beside the others by year built and lot size, and against the client’s plan for it. Once you have said what you want the house to become, the first showing goes to the closest match.
Searching for a Brickell House by Its Lot
Two houses on the same Road can ask very different things of their next owner. Tell me the lot you want and how ready the house should be, or send the houses you have found, by email, WhatsApp or a call to +1 305-874-9500, and we talk them through. I reply the same day.
I’m Ory Pelyo, a licensed Broker Associate with more than ten years in Miami real estate. I can point to where the district’s larger lots and newer houses are, which tells you whether the value sits in the lot or in the house standing on it before you give a morning to seeing a house.
Part of my search covers houses that are not on the open market. From the showings to the closing, I am your one point of contact.
