Coral Gables Luxury Homes For Sale
A listing shows you the house. Among Coral Gables luxury homes for sale, the price of each one rests on something the photos barely show. It is the land under the house, and what the city lets anyone build there.
Coral Gables is a planned city southwest of downtown Miami, and its Board of Architects still shapes what each street can become. The city also limits how much house a lot can hold, so two mansions with the same asking price can be very different purchases. One sits on a lot that can carry a much larger house. The other already uses everything its lot allows.
Along the Old Cutler Road corridor, the southern part of the city on Biscayne Bay, the lots are larger. On the historic streets in the north, the houses are closer to the center of Coral Gables. Either way, each listing is a lot first and a house second.

Coral Gables Luxury Homes for Sale: The Land Before the House
At the top of the Coral Gables market, you are choosing land first, and the house is the part that can change. A house can be renovated, extended or replaced. The size of the lot and its place in the city stay as they are.
City rules decide how far the house can change, and they reach the street as well. Coral Gables was laid out as a single plan in the 1920s. Every new house and every addition there still goes to the Board of Architects first.
The board does not freeze a street in one style. Mediterranean design is encouraged with bonuses, not required, and a new house only has to fit its block.
Big trees are protected too: removing or moving one on a private lot needs a city permit. At 18 inches across at chest height, a tree counts as a specimen tree. One that size can decide where on the lot the house goes.
You may have heard that Coral Gables has “too many rules.” At this level, the rules work in your favor. The next house on your street goes through the same review as yours, so what can rise next door is known in advance.
Water and a gate add privacy to a luxury lot
Water and a guard gate bring privacy from two sides: the water side of the lot and the road in front of it. If you keep a boat, the waterfront homes are the place to start. Quiet roads and a guard at the entrance are what the homes in gated communities offer.
Why the Top of the Coral Gables Luxury Market Moves at the Buyer’s Pace
The top of the Coral Gables luxury real estate market moves slower than the rest of the city, and that gives you time. Across all Coral Gables houses, the median sale price was $2.15 million in Q3 2026. That quarter, the median house went under contract in 42 days (MIAMI REALTORS). Market reports for the end of 2025 show how the top tenth of sales differs:
| End of 2025 (market reports) | All Coral Gables houses | Top 10% of sales |
|---|---|---|
| Where the segment starts | — | $7.5 million ($5.5 million at the end of 2024) |
| Median sale price | $1.915 million | $11.7 million |
| Average price per square foot | $1,245 | $2,079 |
| Days on market | 92 | 126 |
| Months of supply | 5.5 | 12.8 |
The last row says the most. At the top, all the homes on the market together would take about a year to sell at the pace of late 2025. For the city as a whole, the same figure is under six months. That gap is your room to compare, to wait for the right lot, and to negotiate.
Cash is common across the city: 45 of 84 Coral Gables house sales in Q3 2026 closed in cash (MIAMI REALTORS). When more than half of sales close that way, a seller reads the terms of an offer next to its price.
Above $7.5 million, each Coral Gables home is its own negotiation
The entry to the top moved up by $2 million between the end of 2024 and the end of 2025. Only 11 homes sold in that segment in Q4 2025, against 47 on the market. With so few sales, no crowd of similar deals sets the price for you. So where the house stands matters all the more. For mansions, Coral Gables has two very different parts.
Where Coral Gables Mansions Sit — and Where the City Line Runs
Coral Gables mansions sit in two different parts of the city: the south along the bay, and the historic north around the golf courses. It is hard to say which is better. They answer different questions: how much land you want, and how close to the center of Coral Gables you want your day to start. Downtown Miami is about seven miles from that center, so the right part of the city also depends on where your week takes you.
In the south, along Old Cutler Road, the lots are larger, and some face the bay. In June 2026, an estate there on about 4.6 acres sold near $41.6 million. Nearby, the enclave of Journey’s End has 18 estates, mostly on about two acres each. In Sunrise Harbour, a waterfront neighborhood, a house on Sunrise Court sold for $16.3 million in May 2026. It is one sale, but it shows what a house on that water brings.
In the north, the large homes stand on streets from the original 1920s plan. The Granada section runs along the Granada golf course, which opened in 1923 as part of that plan. The Riviera section mixes old and new houses on streets laid out in 1925. A house completed there in 2026, on Alhambra Circle, sold near $5.3 million in October 2026. A new house on an established street is a real option here.
There is also a line on the map, and it does not follow the mailing address. Some homes with a Coral Gables address stand outside the city. The folio number from the Miami-Dade Property Appraiser tells you which side you are on. Inside the City of Coral Gables, it starts with 03; in unincorporated Miami-Dade County, with 30.
Inside the line, the city’s own tax rate is 5.559 mills. Outside it, that part of the rate is 1.909 mills, the rate for unincorporated Miami-Dade County. A mill is $1 per $1,000 of assessed value. The Board of Architects and the city’s limits on house size apply only inside. So one line on the map divides both the yearly tax and the rules.
A Finished Mansion or a Lot for a House of Your Own?
This is the real decision at the top of the Coral Gables market: a finished house, or a lot for the house you want. A finished house saves time; a lot puts the plan in your hands.
| Option | What you get | What you take on | Best for |
|---|---|---|---|
| Finished house | a home ready to live in, on a known lot | the previous owner’s design choices | moving in without a project |
| Older house on a lot to replace | your own design on land you chose | a historic review, a Board of Architects review and a build | a long project with the house you want at the end |
| Historic house to restore | the character of the street and an original design | a city review of every change outside | a house with a story |
For a new house without running the build, the new construction homes cover houses up to three years old and ones still being built.
A big lot in Coral Gables does not mean a big house
The city counts land on a sliding scale. A lot’s first 5,000 square feet allow 48% in floor area. Each part after that allows less, down to 30%. So the second half of a large lot adds less house than the first.
| City limit for a single-family house | Rule |
|---|---|
| Floor area | 48% of the first 5,000 sq ft of lot, 35% of the next 5,000, 30% of the rest |
| Height | two stories or 25 feet |
| Lot coverage | 35% for the house, 45% with the pool and other structures |
| Lot size | Floor area the scale allows |
|---|---|
| 10,000 sq ft | about 4,150 sq ft |
| 20,000 sq ft | about 7,150 sq ft |
| One acre (43,560 sq ft) | about 14,200 sq ft |
A lot is worth what fits on it. A house of 12,000 square feet calls for a lot of about 36,000 square feet, most of an acre.
A teardown in Coral Gables starts with a historic review
Before an older house can come down, the city issues a letter on its historic significance, and the letter is public. If the house has local historic status, the path adds a public hearing and more time. The new design then goes to the Board of Architects, which meets every Thursday, before a permit. None of this is a reason to avoid a teardown. It is a sequence, and the letter is the part to have in hand first.
The Names Behind Coral Gables Luxury Architecture
The architects who shaped Coral Gables in the 1920s are part of the story of its older houses. George Merrick, the developer who planned Coral Gables, hired Phineas Paist as his company’s supervising architect. Walter De Garmo was one of its lead architects, and the artist Denman Fink worked alongside them. Together they set the look of the city. Houses on the Coral Gables Register of Historic Places keep that look under city review.
In August 2026, a renovated 1927 house on Alhambra Circle in the Granada section changed hands near $5.6 million. Both the house and the street date from the 1920s. A house on the register carries a story you can tell your circle, and every change outside still goes through the city. Past the city line, in Pinecrest and Coconut Grove, other rules set the limits.
Coral Gables, Pinecrest or Coconut Grove at the High End
When you compare Coral Gables with Pinecrest and Coconut Grove, you are really comparing rules and price.
| Q3 2026, all single-family houses (MIAMI REALTORS) | Coral Gables | Pinecrest |
|---|---|---|
| Median sale price | $2.15 million | $2.925 million |
| Months of supply (how long the homes on the market would take to sell at that pace) | 4.5 | 6.3 |
These are whole-town figures; they say little about the top. Still, they show that Pinecrest had the higher median and more months of supply, so its market moved more slowly. In that quarter, Pinecrest left more time to compare.
Coconut Grove, a neighborhood of the City of Miami, handles design in a different way. There, the city’s rules for its Neighborhood Conservation District (NCD-3) set the height and the setbacks directly. A house stops at 25 feet, and a demolition needs a waiver from the city’s Planning Department.
In Coral Gables, the limits are numbers too, but a board also reviews the design. In both places, the rules come with the lot, not with the house in the photos.
What the Listings Don’t Show About a Coral Gables Mansion
In Coral Gables, finding a mansion is easy. Telling one from another is the work. A listing shows price, size and photos. It does not show the folio number, the floor area the lot still allows, or whether the house has a historic letter on file. Those three things decide what the house is worth to you.
To me, the costly mistake here is a quiet one, and it takes two forms. One is comparing price per square foot across different parts of the city. The other is judging a lot by its listing rather than by what the city allows on it. The relevant properties are sales in the same part of the city, on the same side of its line and on similar lots.
Start With the Lot, Then We Talk About the House
Once you know which part of the city fits your week, the work moves to the land. Which lots there can carry the house you want, and which finished homes already do?
I’m Ory Pelyo, a licensed Broker Associate with more than ten years in Miami luxury real estate. I know this market and its parts, and I look at what a listing doesn’t show. Before an offer, a client and I go over three things: the city line, the floor area the lot allows, and the house’s historic status.
Tell me what you’re looking for: a house near the bay or near the center of Coral Gables, finished or built to your own design. If you already have a few homes in mind, you’re welcome to send them over instead. Write by email or WhatsApp, or call me at +1 305-874-9500, and we’ll look at what fits.

Coral Gables Luxury Homes FAQ
What is considered a luxury home in Coral Gables?
In this search, a luxury home is a single-family house priced from $5 million. Market reports set the top tenth of Coral Gables house sales at $7.5 million and up at the end of 2025. The median sale in that segment was $11.7 million. In Q4 2025, 11 homes sold above $7.5 million, so each house at that level is priced on its own.
Is Coral Gables expensive to live in?
Yes, by Miami-Dade standards. The median Coral Gables house sold for $2.15 million in Q3 2026. That is more than three times the county median of $685,000 (MIAMI REALTORS). The yearly cost also depends on the city line, because homes inside it carry the city’s own property tax rate.
How expensive is it to live in Coral Gables?
Inside the city, the property tax includes the city’s own rate of 5.559 mills. A mill is $1 per $1,000 of assessed value. Outside the city line, that part of the rate is 1.909 mills, the rate for unincorporated Miami-Dade County. So the same mailing address can sit under two different tax rates, and the folio number shows which. If you have specific homes in mind, you’re welcome to send me the addresses by email, and we can go over them together.
Which area in Coral Gables is the richest?
The largest lots are in the south, along Old Cutler Road and the bay. An estate there on about 4.6 acres sold near $41.6 million in June 2026. In the north, large homes stand on the historic streets around the Granada golf course and in the Riviera section. Some homes with a Coral Gables mailing address stand outside the city, so the address alone does not tell you which rules apply.
Can foreigners buy a luxury home in Coral Gables?
Yes. Florida has no general ban on foreign buyers, so a luxury home in Coral Gables is open to them. The state’s restrictions (Chapter 692) reach only a narrow group tied to a short list of countries of concern. For my clients, I bring in the real estate attorney I work with to confirm how the rule applies to a specific buyer.
Does a luxury home in Coral Gables need flood insurance?
Generally, yes: a standard homeowners policy does not cover flood, so flood coverage is a separate policy. Coral Gables is exposed to flooding from heavy rain and storm surge. The city publishes flood maps and elevation certificates by address, and a new flood policy takes effect 30 days after it is bought. I work with an insurance broker for my clients; you’re welcome to send me the address by WhatsApp, and we can discuss it.
