Coral Gables Waterfront Condos for Sale

In the city of Coral Gables, on the shore of Biscayne Bay, a condo at the water is the exception. Private estates line the shoreline. The condo towers that reach the water stand in two settings. One is Edgewater Drive, a waterfront street of the city; the other is Deering Bay, a gated community in the south. So when you look at Coral Gables waterfront condos for sale, you are choosing a seat at the water. What sets the value of that seat is the water in front of the windows, and whether that water stays open years from now.

Coral Gables Waterfront Condos for Sale: Three Kinds of Water

On a listing portal, “waterfront” is one checkbox. In Coral Gables, three different kinds of water sit behind it. Each one puts a different picture in your living room window.

WaterWhere you find itWhat it gives youBest for
Biscayne Bay, open water (bayfront)towers on Edgewater Drivea wide, open view toward the city skylinea residence where the view is the point
The Coral Gables WaterwayGables Waterway Towers on Edgewater Drivecalm water just below, the far bank near enough to see the treesa part-time base with the water right under the balcony
The bay beside a golf coursethe towers of Deering Bay, a gated communitywater and green inside a private cluba residence where golf and the boat are part of the day

So the first choice comes before any floor plan: looking across the water, or living right next to it.

A bay view from a tall building downtown is a view, not an address at the water. The address gives you the water at the front door. On the bay side, it also puts nothing but water between you and the skyline. Why, then, are there so few of these addresses?

Why Bayfront Condos Are Few in Coral Gables

Bayfront condos are few in Coral Gables because the waterfront was laid out for houses. Condo towers reached the water in only two settings.

The listings bear this out. A little over a dozen waterfront condos, on the bay or the Waterway, are for sale on a given day. Every one of them stands in The Gables Club, in Gables Waterway Towers or in a tower of Deering Bay. The narrow part of this market is the number of buildings, more than the number of listings.

For you, that changes the logic of the purchase. A unit on the bay here is not one of many similar units that a developer can copy next year. It is closer to a lot than to a product. The market shows what that is worth.

What the Listings Show at the Water

At the water, the building sets the price per square foot. A fair comparison stays inside one building and one line.

BuildingWaterListings, price per square foot
Gables Waterway TowersCoral Gables Waterwayabout $490 to $650
Verona at Deering Baythe bay, inside the gated communityabout $690
The Gables ClubBiscayne Bayabout $870 to $1,830

Every waterfront listing at $3 million and above is in The Gables Club, and even inside it, one unit is not another. Two units in the same tower, both 3,165 square feet, show how far apart they can be. One is listed at $4,195,000, the other at $2,950,000. The building and the size match; the floor, the line and what each one faces do not. That gap shows what the market values here: the seat, not the square footage.

Waterfront Condo or Waterfront Home?

A waterfront condo gives you the bay from above, and the association looks after the building. A waterfront home gives you the shoreline itself. The real difference is not the view but how often you are here, and who keeps things running when you are not.

OptionWhat you getWhat you take onBest for
Waterfront condothe view from height, building staff, a marina run by the building or the clubdues, building rules, the association’s decisionsa second or third residence
Waterfront homeland, privacy at ground level, your own water’s edgethe shoreline and the house become your own project, which some owners preferthe water at your own door, every day

With a few weeks a year here, you leave the roof, the marina and the front desk to the association. If you want the water at the end of your own lawn, waterfront homes are the other way to live on the bay.

Edgewater Drive or Deering Bay: Two Waterfront Settings

Edgewater Drive is an open city street on the water; Deering Bay is a club behind a gate. One keeps you in the city, the other a step apart from it.

Edgewater Drive: the bay and the Waterway on one street

From a balcony on Edgewater Drive, you look either across Biscayne Bay or down onto the Coral Gables Waterway. The Gables Club stands here in two towers with its own private marina. Gables Waterway Towers sits on the Waterway itself. One street holds two different purchases: a unit beside the Waterway, or a residence above the open bay.

Deering Bay: a gated club with three marinas

Deering Bay lies farther south. Behind its gate, towers named Verona, Siena, Padua, Milano and Venice stand by the bay. The club runs three private marinas and a golf course by Arnold Palmer along the water. Guests stop at the gate. Inside, a day can start on the water and end on the course. The club is a decision of its own, so it belongs on your list next to the unit, not after it.

The shore is the first choice; the window is the second.

Choosing a Water View Condo That Keeps Its View

What stands between the window and the water decides whether the view lasts. At the showing you see it today; you buy it for as long as you own the unit, ten years from now included.

Three things set it:

What is across.
The view is a corridor across the lots in front of the building. Open water in front stays open water. A lot across the street can change, within what its zoning allows, height included. Two units at the same price can carry a very different future.
Which line.
The same floor plan can face the bay or the street, and the line settles which.
Which floor.
Higher is not always better. Above the Waterway, a lower floor puts you level with the water; above the bay, height brings in the skyline.

The terrace is part of that choice too. A bay-facing terrace takes the wind first. The hours you plan to spend on it shape which floor and which side suit you. I would rather own a lower floor with open bay in front than a higher one above a lot that can still be built on.

Having the listings is not the same as knowing which line is worth the flight. A listing shows the unit, not what the unit will face, and no filter sorts by floor or by building. A broker who works these buildings narrows the lines with you before you come, so your showing day goes to choosing.

The slip is decided by the building, not the listing

If a boat is part of the plan, the slip is a separate question. A marina at the building is not a slip in your name. How a slip is held, and whether one is free, depends on each building and club. Both are settled before the offer.

What the Water Adds to Owning a Condo

The water that makes the view also works on the building. Salt air, wind and storm surge reach a tower on the bay before one inland. For an owner, that shows up in three places: the flood zone, the insurance and the inspections.

Coral Gables is exposed to flooding from heavy rain and surge. The city publishes flood maps and elevation records by address (City of Coral Gables). So the flood zone of a unit is known before an offer.

AE and VE are FEMA’s higher-risk flood zones, and an address in either one changes the insurance side of the purchase. A milestone inspection is the structural check Florida requires of older condo towers.

What to look atWhat it changes for you
Flood zone of the addresswhether flood insurance is required with a mortgage
The association’s insurance pages for wind and floodthe true cost of ownership behind the dues
Milestone inspection and structural reserve studywhether a special assessment may be ahead
Age of the towerwhen the next inspection falls due

Florida sets the schedule by the age of the building and its distance from the coast:

Condo tower of three or more storiesMilestone inspection
more than three miles from the coastat 30 years
within three miles of the coastat 25 years
after the first inspectionevery 10 years

Associations cannot vote to skip reserves for the roof, the structure and the waterproofing. With the inspections, that splits towers into two groups: those that have done the work, and those still facing the bill.

The standard Florida condo contract makes the seller disclose whether those inspections and studies are done. If they are not, it gives you certain rights before closing. Where the documents need an engineer’s or an attorney’s reading, that reading comes before the offer, and you decide with the whole building in view.

Waterfront Condos in Coral Gables, Coconut Grove or Brickell?

Waterfront condos in Coral Gables, Coconut Grove and Brickell look over the same bay; what differs is the city around them. Coral Gables is its own city, and its Board of Architects reviews exterior design. Coconut Grove and Brickell are neighborhoods of the City of Miami and follow its code.

Brickell is built for the pace of a downtown. Coconut Grove gives you village streets and marinas. For the bay with a quiet street or a gate, the answer is Coral Gables, and there the choice comes down to the line.

From a Short List to a Seat at the Water

The short list is two or three lines in the right towers, and what each of them faces. Before you make an offer, we can go through what could change each view.

Coral Gables Waterfront Condos FAQ

How much is a condo in Coral Gables?

At the water, the building sets the price more than the size. Listings put Gables Waterway Towers near $490 to $650 per square foot. At The Gables Club, they reach about $1,830 per square foot. Every waterfront listing at $3 million and above is there. Within one tower, the floor and the line can move a price by more than a million dollars. To compare a few units side by side, send them to me by email or WhatsApp.

The answer sits in the building’s documents more than in the market. Florida requires older condo towers of three or more stories to pass a milestone inspection. It falls due at 30 years, or at 25 near the coast. Associations must also fund structural reserves, with no vote to skip them. A tower that has finished both is a different purchase from one still facing them. The standard condo contract makes the seller disclose which one you are buying.

It can be, once the building passes the review a lender would otherwise do. Cash was the rule in Miami-Dade at this level in 2025 (MIAMI REALTORS). Of condo sales above $1 million, 82% closed in cash. With cash, no lender reviews the building. That review is yours, and the seller’s disclosure of inspections and reserves is where it starts. For the legal side, I connect you with the real estate attorney I work with.

In Coral Gables, they did in Q2 2026. The median price of condos and townhouses was $590,000 (MIAMI REALTORS). That is 11.9% below the same quarter of 2025. That figure covers the whole city, inland buildings included. At the water, the building tells you more than the city’s median does.

Inventory across Miami-Dade is high: existing condos had 12.1 months of supply in August 2026 (MIAMI REALTORS). By the same source’s benchmark, that is a buyer’s market, and it gives you room to negotiate on older units.

Part of the answer is the Florida condo safety law enacted in May 2022. Older buildings must pass milestone inspections and fund structural reserves. In some associations, that means higher dues or a special assessment, which gives owners of older units a reason to sell. In an older tower, a lower asking price can reflect work still ahead, and the seller’s disclosure shows whether it does.

The building and the address decide it. The association insures the tower for wind and flood, and that cost is part of the dues. Florida’s standard condo contract requires the seller to disclose the association’s insurance pages. If the unit is in a FEMA AE zone and you finance it, flood insurance is required. A slip does not come automatically. It depends on each building and club. The Gables Club has a private marina. The club at Deering Bay runs three private marinas. They take vessels from 25 to 120 feet. Whether a slip comes with a unit, can be leased or has a waiting list is set by the building’s rules. It is worth settling before an offer; call me, and we can go through it.

Yes. Foreign buyers can purchase a condo in Coral Gables. Florida restricts certain foreign principals from countries of concern from buying property within 10 miles of a military installation or critical infrastructure. Whether that applies depends on the buyer and the address. For my clients, I bring in the real estate attorney I work with; send me your questions by email or WhatsApp.

Yes, within limits set by the city and the building. Coral Gables sets a minimum rental term of six months in residential zones (City of Coral Gables). That covers single-family and multifamily alike. Each condo association can add its own leasing rules, so the building’s documents decide the rest. For a residence you use part of the year, that means a long-term tenant or none. Short stays between your visits are not an option.
