Coral Gables Penthouses for Sale
Coral Gables penthouses for sale sit lower than the towers across Miami, so their value is the terrace and its setting, not altitude. Coral Gables is the city on Biscayne Bay just southwest of downtown Miami. It caps building height and reviews new buildings for their Mediterranean style. So a top floor here looks out over the tree canopy, the Biltmore golf course or the bay, not over a skyline.
A real penthouse is the top of a condo building with its own terrace and no neighbor above you. Here it stands on the bay, in the downtown core around Miracle Mile, the main street of Coral Gables, or by the Biltmore golf course.

Why Coral Gables Penthouses for Sale Sit Lower Than Brickell’s
In Brickell the code lets towers climb; in Coral Gables it holds buildings low. The Miami 21 code lets towers in Brickell’s densest zones reach 60 or 80 stories before any bonus (City of Miami). Coral Gables sets its limits in feet, zone by zone. Its Mediterranean bonus adds only one or two floors to a design its Board of Architects approves (City of Coral Gables). Villa Valencia, on Valencia Avenue in the downtown core, stops at 13 stories.
A height limit gives the top floor room to spread. Where a slim tower ends in a small top floor, a low building can end in a top floor as wide as the building. At The Gables Club, on Edgewater Drive along Biscayne Bay, a two-story Tower Suite holds about 10,190 square feet inside. Near Miracle Mile, the whole top floor of Giralda Place is one penthouse, wrapped in about 5,000 square feet of garden terrace.
In Brickell, you choose a floor and a skyline. Here, you choose a terrace and what it looks at.
Before you choose, one label needs a closer look: “PH.” In the listings, the same two letters can sit on two very different homes.
What Makes a Real Penthouse, Not Just a PH Unit Number
A penthouse is a set of features you can check; “PH” is a label the seller chooses. One “PH” is a two-bedroom unit at Gables Waterway Towers on Edgewater Drive. Another is a two-story Tower Suite of about 10,190 square feet, nearly eight times its size. The label works the other way too. Villa Biltmore is three stories by the Biltmore golf course. Its top-floor residence is not called a penthouse at all.
The home itself, not the unit number, tells you what you are looking at. Four marks set a real penthouse apart from a top-floor unit:
| Mark | What a penthouse has | Why it matters to you |
|---|---|---|
| Floor | the top residential floor, or the top two | no neighbor overhead, a view above the floors below |
| Outdoor space | a terrace you can furnish and live on | an outdoor room the floors below do not have |
| Ceilings | ceilings taller than the typical floor | more air and light in every room |
| Arrival | a private elevator that opens into your home or serves your floor only | privacy from the lobby to your door |
At a showing, the elevator gives a quick answer. If it opens into a hallway that other homes share, that unit has missed the fourth mark. A unit that misses two of the four is a top-floor condo with a penthouse label. It can still be the right purchase when it is priced like the floors below.
What Does the Penthouse Premium Buy?
The premium buys the one position in the building that no other unit can take: the top, with a terrace and nobody above. An interior can be redesigned after closing. The floor a home sits on cannot.
Listings put Coral Gables penthouses anywhere from under $1 million to above $8 million. Citywide figures, price per square foot included, do not explain a spread that wide. A penthouse is priced against sales in the same building: other top floors, where there are any, and the units beneath them. Each closed top-floor sale becomes the reference for the next one.
A square foot of terrace is not a square foot of interior. Afternoon shade, no balcony looking in and a door from the living room rather than a bedroom decide what the terrace is worth. So does its status in the condo declaration, covered below.
A penthouse keeps the Coral Gables address in a building. If land and a private garden at ground level matter more to you, Coral Gables homes are the other way to live here.
Bay or the Gables Core: Which View Should Your Penthouse Own?
For a penthouse, the view comes before the building: the water, the core around Miracle Mile or the Biltmore golf course. Each one shapes a different day.
Waking up to Biscayne Bay points to Edgewater Drive and, farther south, to the condo buildings at Deering Bay. If the water itself is the point, the waterfront condos of Coral Gables keep the bay at the center of the choice, on any floor. Walking to dinner points to the core, where Miracle Mile runs along Coral Way between LeJeune Road and Douglas Road.
| Building | Where | A fact that sets it apart | Best for |
|---|---|---|---|
| The Gables Club | Edgewater Drive, on Biscayne Bay | Tower Suites of about 10,190 sq ft on two levels | a primary home with the bay as the view and room to host |
| Gables Waterway Towers | 90 Edgewater Drive | “PH” units of about 1,310 sq ft | a bay view at the top of a building, at a fraction of a Tower Suite’s scale |
| Giralda Place | 275 Giralda Avenue, near Miracle Mile | a full-floor penthouse with a wraparound garden terrace and ceilings of 11 feet and more | walking to dinner, with a garden terrace instead of a yard |
| Villa Valencia | 515 Valencia Avenue | 13 stories | a top floor in the downtown core |
| Villa Biltmore | 1228 Anastasia Avenue | three stories, top floor by the Biltmore golf course | a green view from a small building |
Then the details decide between two good top floors: which way the terrace faces, and what stands in front of it. Listing photos show the view. They do not show what the condo declaration says about the terrace.
Who Answers for the Roof and Terrace of a Penthouse?
The condo declaration answers, and the word “private” in a listing does not settle it. In a penthouse, the building’s roof is your ceiling, and your terrace can be the ceiling of the home below.
Under Florida law, a terrace can be a limited common element. It is part of the common property, reserved by the declaration for one residence, and the same document says who maintains it. For you, that wording decides two things: what the terrace is worth and who is responsible for its waterproofing.
The roof is the association’s work, and it is paid for through the building’s reserves; the terrace is where the declaration decides. Florida’s structural integrity reserve study covers the roof and the waterproofing. Associations cannot waive that reserve funding in budgets adopted on or after December 31, 2024. A healthy reserve means the roof is already priced into the association fee; a thin one can mean a special assessment later.
Four facts tell the most before an offer: the roof’s age, the reserve and the last terrace repair. The fourth is whether the building has completed the structural milestone inspection Florida requires of older condo buildings. For me, the line in the declaration about the terrace says more about a penthouse’s value than its square footage.
A Short List Before the First Showing
With the view and the declaration in mind, the next step is a short list of buildings, seen side by side, terrace and declaration together.
I’m Ory Pelyo, a licensed Broker Associate with more than ten years in Miami luxury real estate. Before the first showing, we narrow the list to the two or three buildings that fit your day. Every penthouse conversation with me starts at the terrace.
Tell me what you want to see from your terrace: the bay, the Biltmore course or the canopy around Miracle Mile. Tell me, too, how you want to arrive at your door. If you already have a few penthouses in mind, send them over instead. Write by email or WhatsApp, or call me at +1 305-874-9500, and we’ll see which top floors are worth a visit.
Coral Gables Penthouses FAQ
How much is a condo in Coral Gables?
The median condo or townhouse in Coral Gables closed at $590,000 in the second quarter of 2026 (MIAMI REALTORS). A penthouse is priced by its building, not by that city median. Listings run from under $1 million to above $8 million, because the “PH” label covers both top-floor units and full penthouses. If you want to compare two of them, you’re welcome to send them to me by email or WhatsApp.
How much do penthouses cost a month in Miami?
In Coral Gables, the monthly cost of a penthouse is the association fee, property tax and insurance. Florida requires reserve funding for the roof, structure and waterproofing, and the fee carries it. An older roof or a thin reserve can mean a higher fee or a special assessment later. So two penthouses of the same size can have very different monthly costs.
Should terrace square footage be valued the same as interior square footage?
No. A terrace is valued by how it can be used and by its status in the condo declaration. Its price comes from closed top-floor sales in the same building, not from a general rate per square foot. A terrace reserved for one residence can also come with its own repair duties, and those duties belong in its price.
Does a Coral Gables penthouse work as a second home?
Generally, yes. The roof, the grounds and the entry are the association’s work, not yours; the terrace depends on the declaration. If you plan to rent it out between visits, two layers apply. The City of Coral Gables can limit rentals in residential zones to terms of at least six months. Each association can add its own rules on top. If you have a building in mind, I’m glad to talk it over by email or WhatsApp.
Can foreigners buy a penthouse in Coral Gables?
Yes, with one Florida exception: purchases by foreign principals of certain countries of concern are restricted by state law. For other foreign buyers, the federal Foreign Investment in Real Property Tax Act (FIRPTA) matters at resale. When a foreign owner sells, the buyer generally withholds 15% of the sale amount. For my clients, I bring in the real estate attorney and the tax advisor I work with.
Do Coral Gables height rules protect a penthouse view?
Partly. Coral Gables caps height zone by zone. Its Mediterranean bonus adds only one or two floors for an approved design, so a new building nearby cannot rise far above the code’s limit. The code does not promise that nothing will be built in front of you. It sets the height; the lots in front of the terrace decide the view.
