Coconut Grove Luxury Homes For Sale
A luxury home for sale in Coconut Grove is a purchase of position, not square footage. The lot, the street, the bay and the minutes to the places where your week runs are where the value sits, and none of them can be added after closing. Below is the feed of luxury homes for sale in Coconut Grove, Miami, followed by a guide to reading it.

Is Coconut Grove high end? Why buy luxury homes in Coconut Grove
Yes. Over the past year, 33 homes sold from $5 million in the ZIP code that includes the Grove (Miami-Dade County). Fifteen of them sold above $10 million. With fewer than three sales a month, this market is read house by house, not browsed like a catalog.
The Grove sits on Biscayne Bay a few miles south of Downtown and Brickell, and it behaves like a village that happens to be inside the city. Streets run under old tree canopy, lots are set back, and the noise of the business districts does not carry here. You leave for a meeting in the morning and are back on a quiet street in the evening.
That is the whole case in one line: the privacy of an estate and the schedule of a city dweller. A house in an outlying suburb gives you the first. A tower in Brickell gives you the second. A luxury home in the Grove gives you both under one address.
It also gives you something to say at dinner. At this level you explain a purchase by place, not by square feet. You say which street, which water, which side of the village.
How to choose a luxury home in Coconut Grove: one price, three different homes
Three houses at $8 million in the Grove can be three different products. A house on a quiet inland street under mature trees is one kind. A house behind the gate of an enclave is another. One sits at the edge of the village, where you can walk to dinner and trade some privacy for it.
Same price tag, different life. In the feed above, each card shows bedrooms and square feet. Neither tells you which of the three you are looking at.
Two sales at nearly the same price show how far apart these homes can be (Miami-Dade County). A house from 1916 sold for $12.6 million. It stands on a lot of nearly 18,000 square feet, and the building is about 1,400 square feet.
Months earlier, a new house of about 12,000 square feet sold for $12.5 million. One sale was mostly about the lot and the address. The other was about a finished house.
Coconut Grove luxury home prices: what each price level buys
The price level shifts the balance between house and lot. Past-year sales by level, with the median lot at each (Miami-Dade County):
| Sold price | Sales | Median lot | Houses built 2023 or later | County values land above the building |
|---|---|---|---|---|
| $5M to $7M | 12 | about 7,000 sq ft | 9 of 12 | 2 of 12 |
| $7M to $10M | 6 | about 13,800 sq ft | 0 of 6 | 5 of 6 |
| $10M and above | 15 | about 18,200 sq ft | 4 of 15 | 11 of 15 |
Up to $7 million the newer house on a small lot leads, and houses built new are collected under new construction homes. From $7 million the lot starts to carry the value, and above $10 million the lots are larger still. The highest sale of the year, $71.9 million, is an outlier and no guide to what each level buys (Miami-Dade County).
Gated enclaves are collected under homes in gated communities, and lots that reach the water under waterfront homes.
Knowing which of the three you want is half the choice. The other half is not in the gallery.
What to check before buying a luxury home in Coconut Grove: what a listing card does not show
In an older house at $5 million and above (built before 2023), the house is often not the main asset. The lot is. Over the past year, the county appraiser valued the land above the building in 17 of 20 sales of older houses (Miami-Dade County). Among newer houses the order reverses: the county values the building higher in 12 of the 13.
What a lot may hold is set by the city, not by the seller. The Grove’s zoning caps a single-family house at 25 feet and keeps at least 30 percent of the lot green. For a buyer, the question is what the lot allows, not what the current house shows.
A tree with a trunk 18 inches or wider cannot come down without a city permit. The city requires a replacement, so a mature oak shapes the plan from the first sketch. None of it appears in the photo gallery.
A house can also look finished and still be an old building on a good lot, where the real plan is to rebuild. Or it can be a recent renovation priced as if the lot did not matter. Both read the same in a listing.
Telling these cases apart before an offer, not after it, is where a broker who starts from the lot and looks at the house second helps you. Once the lot checks out, one question is left: is this the right address at all?
Coconut Grove vs Coral Gables or Pinecrest for a luxury home
For the water with the business districts close by, the Grove is the answer; for acreage, it is not. Coral Gables is formal and planned, with a fixed architectural character. Pinecrest has larger lots and a suburban rhythm, farther from the water. The Grove sits between them: on the bay, closer to the business districts than Pinecrest, and looser in character than the Gables. Among the past year’s sales from $5 million in the ZIP code that includes the Grove, the median lot was 13,000 square feet. The largest was just under an acre, so if you need more land, Pinecrest is where to look.
Homes below $5 million are on the Coconut Grove homes page, which lists the whole range, and if you would rather have an apartment than a house, luxury condos is the page. A comparison between districts narrows the search to a neighborhood; the choice itself is made on one street.
Narrowing the short list to one house
When two or three houses are left, what separates them is the lot, the street and what the city allows on each.
I’m Ory Pelyo, a licensed Broker Associate with more than ten years in Miami luxury real estate. I know the Grove street by street.
Write to me by email or WhatsApp, or call me. Tell me what you are after: a private street or the edge of the village, water or garden, a house to move into or a lot to rebuild. If you are already looking at specific homes, send them too.
You may well manage a purchase on your own. What I take on is the part that costs you time: comparing the options, showing you the houses that fit and staying with the deal until you have the keys.

Coconut Grove Luxury Homes FAQ
What is the most expensive house in Coconut Grove?
The highest sale of the past year was $71.9 million (Miami-Dade County), an outlier. Most sales sit far lower: more than half of the homes sold from $5 million stayed under $10 million. At the top, the lot carries the price. Fifteen sales topped $10 million, and in 11 of them the county values the land above the building.
Can I split a large lot in Coconut Grove?
Generally, no. In the Grove’s zoning district, a lot cannot be made smaller without the city’s approval, and each building site allows one single-family house (City of Miami). The lot in the listing is the lot you keep. For a particular lot, you’re welcome to write to me, and I will bring in the real estate attorney I work with.
Do historic rules apply to a house in Coconut Grove?
In the parts of the Grove designated as historic, yes. Exterior work, new construction and demolition there need a Certificate of Appropriateness, the city’s approval for that work. The requirement stays with the property, so it applies to you after closing (City of Miami). If you have an address in mind, I can talk with you about what that would mean for the purchase.
Does a big renovation trigger flood-code upgrades in Coconut Grove?
In a flood zone, yes, once the improvements cost more than half of the building’s market value (FEMA). From that point the whole building has to meet current flood rules, which can change both the plan and the cost of a renovation. How a building in a flood zone is insured is a question for an insurance broker, and I can connect you with the one I work with for my clients.
How can a broker help me compare luxury homes I have already found?
By setting the homes you have found side by side before any showing, so that you visit only the houses that stay on the list. Bedrooms and square feet do not separate homes at this level; the lot and the street do. If you send me the homes you are considering, by email or WhatsApp, I’ll go through them with you.
