Miami Beach Luxury Condos for Sale

With Miami Beach luxury condos for sale, you live at the scale of a house with the ocean or the bay outside the windows. There is no lot of your own to look after. A terrace opens from the living room, and the water is part of every room you use. You also choose the life of the tower around you. It can come with a hotel’s service downstairs, or belong to a building whose owners make every decision themselves.

Save this search, and each Miami Beach luxury condo comes to you as soon as it is listed, sparing you the hunt across sites. You hear of the terrace over the water before others do.

Hotel-Run or Owner-Run: Who Decides How a Luxury Condo Building Works?

In a Miami Beach luxury tower run with a hotel or an operator, the operator sets the service and its standard. In a tower run by its owners alone, the owners decide how the building works.

Your residence in either tower is a condo, and you vote through the association on the condo part. The service, and any hotel part of the building, stay with whoever runs them. The building’s reserve study covers only the condo part, so the upkeep of the hotel part is planned by its operator, not by your association. The building’s papers set out which parts your association runs and pays for, as they do for the city’s other Miami Beach condos.

In a hotel-run tower, you buy into a standard of service that a company sets and keeps, which suits a residence that waits for you between visits. In an owner-run tower, you keep a say instead: the level of service and the house rules are whatever the owners agree on. Privacy, too, then follows the building: the fewer residences share a lobby and an elevator, the fewer neighbors you meet on the way to your door, and the owners decide who passes the front desk.

You will meet names such as Faena House in Mid-Beach and Setai in South Beach, both on Collins Avenue, along with Miami Beach EDITION Residences and Ritz-Carlton Residences, among the branded residences and luxury towers of the city.

A Luxury Condo the Size of a House

In a Miami Beach luxury tower, the largest residences put bedrooms for family and guests, a kitchen built for entertaining and a terrace on one floor.

The choice inside a tower can come down to two residences on the same floor. One has an extra bedroom. The other has a deeper terrace facing the water. At this level, the terrace counts as a room, the place where mornings start and where guests gather in the evening.

The very top of the building leads to Miami Beach penthouses, and a garden of your own to Miami Beach homes for sale. A residence chosen first for the water itself, the sand at the lobby or the bay below the terrace, is the subject of Miami Beach waterfront condos. A tower still being built has its own search among new construction condos in Miami Beach.

What Makes an Offer Count Where Cash Leads?

From January through September 2026, 81% of Miami Beach condo sales of $1 million and over were paid in cash (MIAMI Realtors). On a luxury condo here, your terms then weigh as much as your price. How soon you can close, and what your offer depends on, are read next to the number. An offer that rests on a loan stands beside offers that rest on nothing but funds.

At the top, sales are few. In the same nine months, 30 condos in Miami Beach sold for $10 million or more. An asking price there is measured against that thin record, so each sale carries more weight than it would lower in the market.

The fee in a luxury tower carries the building’s reserves. Where they run short, owners can be asked for a special assessment, and one that comes soon after closing changes the real cost of the residence. The association’s reserves and its recent decisions therefore belong in the price you offer.

Which Tower Earns Your First Visit?

Choose the tower first, and the residence inside it becomes a much shorter search. I’m Ory Pelyo, a licensed Broker Associate with more than ten years in Miami real estate. I have seen from inside what a Miami Beach luxury tower does not show in its listing: who runs it, its service, and how a residence’s price stands against the few sales above it, so you weigh each tower on what the building really is.

I review the options before any showing, so your time goes only to residences worth seeing. My search also reaches owners who would sell privately, which matters when a tower you want has nothing listed. I lead the showings and the closing through to the keys. One person then carries every step of the purchase for you. If a residence you already favor is the wrong purchase, I will tell you so plainly.

Tell me whether you want a hotel’s service or an owner-run building and how much room and water around you, or send the residences you have found. Write by email or WhatsApp, or call +1 305-874-9500, and I answer the same day. We will then talk through the towers you named and which one earns the first visit.

Miami Beach Luxury Condos FAQ

Are there any luxury condominiums for sale in Miami Beach?

Yes. From January through September 2026, 359 Miami Beach condos sold for $1 million or more, 28% of all condo sales in the city (MIAMI Realtors). More than one condo sale in four here reaches seven figures, so at this level you choose between towers rather than wait for a rare listing.

No single ranking settles it. The region’s realtors draw the line by price: from January through September 2026, the top 5% of Miami Beach condo sales began at $5.5 million, and the top 1% at $13.9 million. A tower counts among the most luxurious when its residences sell at that top of the city’s market.

$28.0 million. That was the highest Miami Beach condo sale from January through September 2026, and it marks the ceiling a trophy residence’s asking price is measured against.

Only where two sets of rules allow it at once: the city’s short-term rental rules by zone, and the building’s own. A luxury condo you plan to rent needs a yes from both.

The top 5% of Miami Beach condo sales from January through September 2026 began at $2,487 a square foot. That is the line where the luxury tier starts, not an average price a foot. Within the tier, the price a foot differs from tower to tower and from residence to residence.
