Brickell Townhomes for Sale

Between the towers of Brickell Avenue, low rows of townhomes still stand, and a home in them can have an upstairs of its own. Other Brickell townhomes for sale are condominium units in a tower, and the tower’s lobby and association come with them.

Brickell Townhomes for Sale, From a Tower Unit to a Four-Level Home

A buyer of a townhome in or near Brickell gets one of three settings: a unit inside a tower, a home on its own piece of land, or a home in a new row. One more name only borrows the word townhome. Brickell Townhouse, at 2451 Brickell Avenue, is a condominium tower from 1963, and its homes are condominium units.

What you buyWhereYour home comes with
A townhome unit inside a towerBrickell Place, Villa Regina, Brickell Flatiron, Le Parc at Brickell, Ivya tower address, with a whole tower around it
A townhome on its own landBrickell Woods and Terrarium on Brickell Avenue, Bayloft at Tequesta Point on Brickell Keya home on land of its own, with a row or a point around it instead of a tower
A home in a new rowEast Little Havana, The Roadsa newly built home with no building around it

From a tower unit to a new row, there is less and less building around the home. Which end suits you depends on how much you want to decide for yourself.

If the type itself is still open, a townhome, a condo and a house are weighed against each other in Brickell real estate.

Townhome Units Sit in Five Towers Built From 1975 to 2019

A townhome unit in a Brickell tower places the owner at a tower address. Five towers hold units with the townhome label in their records.

BuildingBuiltTownhome unitsSquare feet
Brickell Place1975 and 1980241,837 to 1,839
Villa Regina198231,907 to 2,626
Ivy2008291,111 to 1,533
Le Parc at Brickell201691,263 to 1,728
Brickell Flatiron201932,410 to 3,720

The units at Brickell Place are close in size, so two of them differ more in condition than in space. Across the five towers, the most room is at Brickell Flatiron, the newest of them.

For an owner whose calendar is split between cities, this kind of townhome takes the small decisions of shared maintenance off the owner’s list. The tower decides them, and the owner decides about the home itself.

With a townhome unit, the cost of owning follows the tower. The association’s fees come with the unit, and they change from one tower to the next. Set side by side, those fees can tip the choice between two units that look alike.

If a wider choice of floors and views inside a tower matters more than the townhome label, the search widens to Brickell condos.

Three Brickell Addresses Hold Townhomes on Their Own Land

A Brickell townhome on its own land comes with part of the ground itself, and three addresses here are recorded as townhouses. Brickell Woods on Brickell Avenue is a row of 14 townhomes from 1979. Each has two floors. Terrarium, on the same avenue, adds eight more from 1980.

The part you share is a short row of neighbors. In both rows, each home holds its own portion of the lot and a share of the common elements. If what you want from a home is control over it, a row like these gives it. Which part is yours alone is set in the row’s documents, and I have a real estate attorney go through them with you.

On Brickell Key, Bayloft at Tequesta Point is a single townhome of four levels, built in 2005. Its 9,483 square feet make it a whole home on the island. It has four bedrooms and five baths. Its parcel is described in the declaration of covenants for Tequesta Point at Brickell Key. Next to the rows on the avenue, Bayloft is the better fit when the island and the size of the home matter most.

If a whole lot with no shared wall is the goal, the search moves to Brickell homes.

A New Townhome Row Is a Home Without a Lobby

Part of what reaches the market as a townhome near Brickell is new building. It stands in The Roads and, west of the district, in East Little Havana. These rows give a buyer a new home with no tower above it.

A new row, an older row and a tower unit differ in how each is owned and in the building that comes with it. You get my comparison of the three on those two points before you visit any of them. It shows what each kind brings at the same price level. Read side by side, the three show which one leaves you the control you are after, and our conversation can start from that.

I’m Ory Pelyo, a licensed Broker Associate with more than ten years in Miami real estate. The difference between an address with real townhomes and one that only carries the name is clear to me. Brickell Townhomes FAQ

How much does a townhouse cost in Brickell, Miami?

In the Miami market report for Brickell’s ZIP codes, townhouses are counted together with condos, and a single figure for both says little about one townhome here. In Brickell, the price of a townhome follows its kind first.

A tower unit is priced with its building, its year and its size. A home in one of the rows is priced with its row, and the one on Brickell Key with the island. The spread runs from the smallest tower units to the four-level home on Brickell Key. So a price figure tells you something about a Brickell townhome only when it comes from the same kind at the same address.
