Coconut Grove Penthouses For Sale
Coconut Grove penthouses for sale in Miami range from two-level residences with rooftop terraces and pools on Grove Isle to top-floor homes along South Bayshore Drive. A residence can give you a bay view from the rooms you use, outdoor space of your own or a layout you will not find on the floors below, and one home does not always offer all three. It helps to begin with the listings and with what matters most to you.

Which Coconut Grove Penthouse Fits the Way You Want to Live?
Penthouses in eleven Coconut Grove buildings are more varied than the word suggests, in part because the buildings range from the original Grove Isle towers, completed between 1979 and 1981, to Four Seasons Private Residences Coconut Grove, still under construction on the bay.
The island or the mainland?
Vita at Grove Isle and the original Grove Isle towers offer different generations of island living. On the mainland, the choice is wider, with buildings along South Bayshore Drive and on other streets.
| Setting | Buildings |
|---|---|
| Grove Isle | Vita at Grove Isle, Grove Isle (the original towers) |
| Mainland, South Bayshore Drive | One Park Grove, Grove at Grand Bay, Grovenor House, Yacht Harbour, Grove Towers, Mr. C Residences, Four Seasons Private Residences Coconut Grove |
| Mainland, other addresses | The Fairchild on East Glencoe Street, The Well Coconut Grove |
Finished or still being built?
Four Seasons Private Residences Coconut Grove and The Well Coconut Grove are still under construction, so buying there means waiting for the building to be completed before you can move in. The buildings also differ in size and in what their penthouses offer, and the details can vary even between penthouses in the same building.
| Building | Building details | Penthouse layouts and features |
|---|---|---|
| Vita at Grove Isle | Completed, 65 residences | Two-level penthouses with a rooftop terrace, pool and summer kitchen |

| Grove at Grand Bay North and Grove at Grand Bay South | Completed in 2016, 281 residences across the North and South towers | Penthouses in both towers; a South Tower penthouse plan has a 90-foot-long terrace |
| The Fairchild | Completed in 2020, 26 residences | A penthouse with ceilings higher than elsewhere in the building |
| Grovenor House | Completed in 2006, 165 residences | A corner penthouse at the top of the tower |
| Mr. C Residences | Completed in 2024, two 21-story towers across from Regatta Park | A penthouse with a private elevator and terraces |

You do not have to buy a penthouse to enjoy the water. If that is what draws you, the Coconut Grove waterfront condos widen the search, and the Coconut Grove condos cover the broader range of residences.
What makes a penthouse worth considering over the other homes on your list?
How Do You Choose a Coconut Grove Penthouse?
A Coconut Grove penthouse is worth considering when it gives you something important that the other homes on your list do not, such as a better view from inside, more outdoor space or a plan that keeps the bedrooms apart from the living areas. Knowing which of these you could not do without helps you decide which listings deserve a closer look.
View from the terrace or from inside?
There is a difference between seeing the bay from the terrace railing and enjoying it from the sofa. A terrace photograph may show the bay beyond the neighboring buildings, while the view from a chair in the living room can be narrower. Both views belong to the same apartment, but they are different reasons to choose it. What you see from inside depends on which way the main rooms face, where the windows are and which buildings stand nearby.
The surroundings matter as well: no listing can assure you that a view will stay as it is, because a new building next to an older tower can block part of a bay view that was there before. The view you have today can still be a compelling reason to choose the home, without being a promise about the future.
Living-room terrace or rooftop?
A terrace beside the living room can feel like a natural extension of the apartment, a place you step out onto without thinking about it. A rooftop terrace works differently: it is a separate place you go up to, an outdoor room of its own. In a two-level penthouse, the rooftop pool and summer kitchen may be the main attraction. If you would rather step outside straight from the living room, however, how easily you can reach the rooftop may matter more to you than its size.
Whichever you prefer, the word “private” does not tell you who maintains a terrace or what you can change on it. In Florida, the condominium declaration addresses both questions for a terrace used by one residence: it sets out who is responsible for its maintenance and affects what an owner may alter. A terrace that already suits the way you want to use it does not depend on changes the declaration may not allow.
More area or a better plan?
A larger terrace does not give you a larger bedroom, and an extra room may matter less than better separation between the bedrooms and the living areas. Extra space is worth having in the parts of the home you will actually use.
In one building, the advertised total area includes the terrace, while the condominium declaration gives a different figure for the unit alone. So a larger total does not, by itself, mean more room inside the apartment.
Privacy or simply the top floor?
A separate entrance can make an apartment feel removed from the rest of the building. A terrace less exposed to the windows nearby offers another kind of privacy. Either can exist without the other, and neither comes automatically with the top floor.
One penthouse plan shows a private stair to the pool deck without identifying whose deck it is. A separate route to the pool is not the same thing as a pool for the residence’s exclusive use. On paper the difference is small, but it is substantial if you are imagining a pool of your own.
More service or less to manage?
The service worth having is the one that takes work off your hands. That may mean less to arrange while you are away, or less to handle on the days you spend at home. You learn more about the service from a clear picture of what is included, what costs extra and what remains yours to manage than from the length of the amenity list.
A hotel name can suggest a level of service. A residential tower may use a hotel brand under license even though the hotel company does not build or sell the residences. The license covers the use of the hotel name, and the services included with ownership are a separate question. The amount of an association fee does not, by itself, say whether those services are worth it: higher fees may make sense when what they pay for is valuable to you, and lower fees are not automatically the better choice.
